Binghatti Aurora is located in the Jumeirah Village Circle (JVC) area of Dubai. The area attracts real estate investors due to its relatively affordable prices and growth potential. 

Unlike more prestigious and expensive areas such as Dubai Marina and Business Bay, where the cost of ready studios is significantly higher, JVC offers more affordable housing options. A two-bedroom apartment here can be bought at the price of a one-bedroom in Dubai Marina or Business Bay. As of July 15, 2024, annual rent for studios and 1- and 2-bedroom apartments in the area ranges from 50,000 to 150,000 AED.

The annual investment return (ROI) for studios in Jumeirah Village Circle is approximately 8%, for one-bedroom apartments 7%, and for two-bedroom apartments 6.5%. Short-term returns can be higher, especially during the tourist season. The cost per square meter of housing in JVC ranges from $3,000 to $5,500.

Jumeirah Village Circle has a well-developed transportation system, providing convenient access from Binghatti Aurora to the city's main highways. Dubai International Airport (DXB) is a 30-minute drive away, and Al Maktoum International Airport (DWC) is a 25-minute drive. Nearby beaches, such as JBR Beach and Kite Beach, are 20-25 minutes away by car. Downtown Dubai and Burj Khalifa can be reached in approximately 25 minutes.

Nearby Binghatti Aurora are international schools and universities such as Nord Anglia International School, Sunmarke School, and the University of Wollongong in Dubai. Travel time to them is 10-15 minutes. The nearest shopping centers include Circle Mall, Mall of the Emirates, and Dubai Marina Mall.

Several public transport stops are located near Binghatti Aurora, providing easy access to various parts of the city. A metro station is expected to be added to Jumeirah Village Circle in 2030, significantly increasing the area's attractiveness and leading to a rise in property prices.
