For long-term investors (5+ years), Liwan is suitable due to stable demand for family housing and the gradual implementation of government programs. A compound annual price growth of 5–7% is forecast until 2030, while maintaining rental yields. Short-term investments (1–3 years) are also possible—the active phase of construction and demand for new buildings with installment payment plans create opportunities for quick profits.

The transport system around Alma Gardens is well developed. Public transport stops are located near the complex. Although the nearest metro station is at some distance, an expansion of the metro towards DubaiLand is planned, which will improve transport accessibility in the future.

Downtown Dubai and the Burj Khalifa are approximately 20-25 minutes away by car. Dubai Marina is around 30 minutes away. The nearest beaches, such as Jumeirah Beach, are about 35 minutes away. The journey to the DMCC Free Zone takes about 30-35 minutes. Al Maktoum International Airport (DWC) is located approximately 35-40 minutes from Alma Gardens.
